Legal help, services and support for private residential landlords

A problem for us all having to put up with it, and a problem for the various organisations that manage the system, who want to eliminate it.
To help the email companies deal with the spam problem, new rules are coming in, which will also impact those of us who are sending out ‘proper’ emails.
One way that some systems identify a sender as a spammer is if their emails are not opened or clicked (or if the recipient does not ‘engage’ with them). Although a click is best as the methods for determining who has ‘opened’ an email are a bit unreliable.
So those of us sending out ‘proper’ emails must avoid sending them to people who aren’t ‘engaging’. Otherwise, we will be treated as spammers ourselves by the various organisations that run the email services.
What this means is that if you are on our mailing list, but our mailing system does not record that you have opened any of our emails or clicked any of the links, we will have to stop sending them to you.
There are three systems used by Landlord Law to send emails:
1. The e-commerce system, which is part of the Landlord Law website service. This is the system which sends out receipts for purchases, and notifications about renewals and cancellation of Landlord Law membership. This will not be affected.
2. Our main mailing system, which is run by a platform called ‘Keap’ (formerly known as Infusionsoft), and
3. The Landlord Law blog post mailings, which are sent out by a completely separate service called Aweber.
The problem is with the main mailings that are sent via Keap. These include:
Anyone who has used us in the past or who is a Landlord Law member, will normally want to receive at least some of these. However, if you never engage with our emails, I will have to unsubscribe you or risk being treated as a ‘spammer’ by the email services!
I have now set up a new system on our Keap platform, whereby if someone has not ‘engaged’ for over 30 days they will get sent a few emails.
The first will be a few emails about our service. There will then be a series of emails warning you that you risk being unsubscribed from our system.
To stop these emails and to carry on getting the weekly bulletin and our other mailings, you need to click one of our email links from time to time.
Just clicking a link in the weekly bulletin (or one of our other mailings) every week or so will suffice.
I’m sorry about all this but I don’t make the rules!
If you don’t want to get our emails anyway, then click the ‘unsubscribe’ link, which is right at the bottom of all the Keap system emails.
This means that you will no longer get any of the mailings from our Keap platform.
It may also cause a problem for you if you buy anything, as you will not get any of the information/support emails about that product (although you will still get your VAT receipt as this is not sent via Keap).
It’s quite easy to re-subscribe, though. Just sign up via this page (you will also get the free ebook!). Or contact me, and I can send you a special re-engagement email, which will reverse the unsubscription.
Follow the guidance here.
However, note that if you don’t receive and click at least one message at least once a month, you will eventually be unsubscribed again.
This is probably because our emails are being sent to your spam folder in your email program.
This is not a good idea.
I hope this post has explained it all to you, but if you have any questions ask me via the green button messenger service.
